The Building & Construction Project Leader is responsible for steering major CAPEX initiatives from initial feasibility through detailed design, delivery and final handover. This role demands a confident technical leader who excels in complex environments, inspires multi‑disciplinary teams and ensures every project meets the highest standards of safety, quality and performance.
Role Overview
The Project Leader sets up and manages Multi‑Functional Project Teams (MFTs) to deliver construction and building services projects in full compliance with internal governance and industry best practice. They guide the design process, oversee technical development, and maintain strong relationships with clients and professional partners throughout the project lifecycle.
Key Responsibilities
- Establishes, leads and motivates MFTs to deliver projects effectively and efficiently.
- Directs the detailed design of building services for a wide range of projects, including major plant replacement and refurbishment works.
- Applies industry‑standard design and calculation software to develop robust engineering solutions.
- Liaises with clients, architects, engineers and other design team members to shape project direction.
- Produces high‑quality reports, drawings, specifications and technical documentation.
- Conducts condition surveys, service delivery audits and lifecycle planning to support long‑term asset performance.
- Builds and maintains strong client relationships, ensuring clear communication and delivery excellence.
- Monitors and validates progress of professional service work packages and on‑site activities, ensuring technical compliance and adherence to health and safety requirements.
- Develops, updates and manages comprehensive project delivery plans.
- Identifies and manages project risks and opportunities.
- Oversees CAPEX business cases from preparation through approval, delivery and close‑out.
- Prepares and manages project costs from initial request through approval to completion.
- Utilises IT tools to produce and present documentation, technical analysis and cost reports (experience with SharePoint, MS Project and G Suite preferred).
Skills & Attributes
- Proven ability to lead, motivate and manage multi‑disciplinary teams, including external professionals such as contract managers, CDM advisors and quantity surveyors.
- Experience in FM or a senior project management environment.
- Strong background in capital investment project management and delivery.
- ONC/HNC or equivalent in a Building Engineering Services design‑related discipline.
- Experience delivering refurbishment projects in existing buildings, particularly small to medium‑scale works.
- Demonstrable ability to take projects from inception and feasibility through design, specification, site monitoring and handover.
- Skilled in translating client briefs into clear construction requirements and scopes for external professionals.
- Solid practical understanding of mechanical and electrical plant, systems and equipment across a range of sectors and building types.
- Previous consultancy experience.
- Relevant professional membership (e.g., CIBSE, IMechE, IET).
- Excellent communication skills and the ability to engage stakeholders at all levels.
- Strong commitment to safety, security and ethical compliance.
